Drywall patches and repairs, doors that stick or won’t latch, locks, shelves and TV mounts, furniture that came in a box, and small carpentry. If it’s a list of five little things, send the whole list. It’s usually cheaper to knock them out in one visit than to call five times.

The floor in the photos is a good example of a job that grows. The old floor was soft, so it came up. Under it the boards were rotted down to the joists. We put down a new plywood subfloor, then the plank flooring on top.

Handyman visits have an $80 minimum. A ten-minute fix and a forty-minute fix both start there, which is the honest reason to bundle small jobs together. Bigger jobs get a price before we start.

Midtown neighborhoods like Maple Ridge were built in the early 1900s, and a lot of Tulsa’s older homes are Craftsman, Tudor and revival styles from the oil-boom years. Houses that age come with doors that have shifted, plaster and drywall that has cracked, and floors that have seen a few leaks. That’s most of what this line of work is.
